ZenFi Canada Savings Simulator
This simulator lets you estimate the savings you could get by rolling some of your debts into a new mortgage.

Total debt

Estimates only. This is not a loan offer or a guarantee of savings. Actual rates, payments, and savings may vary. Subject to credit approval. Maximum loan-to-value (LTV) ratio of 80% for a refinance with cash out. Minimum payments assumed for estimation purposes: 5% of the credit card balance and 1% of the line of credit balance. New estimated mortgage payment based on a 30-year amortization. "Potential savings" refers to the estimated reduction in the total of the monthly payments for the debts included in this simulation. Extending amortization periods, as can happen with a refinance with cash out, may result in paying a higher total amount of interest over the life of the new loan compared with keeping your current debts, even if the monthly payments are lower. This simulation does not calculate the total interest paid. Translation of the official French text, which prevails in case of any discrepancy.

Frequently Asked Questions.
What costs come with a refinance?
A refinance can come with certain costs: a penalty on your current mortgage (if it is refinanced before the end of the term), notary fees, in some cases a commitment fee charged by the lender based on your credit score, and our professional fees. The good news is that these costs are usually rolled into the new loan, so you pay nothing out of pocket. And if your file is not approved, you are charged nothing. Our assessment puts the numbers in front of you so you can see clearly whether this makes sense for your situation.
Are you a licensed insolvency trustee?
No. One of our main missions is in fact to help our clients avoid bankruptcy and consumer proposals. Our service is built on mortgage refinancing, with experienced mortgage brokers.
My bank already said no. Can you still help me?
Yes. As mortgage brokers, we work with several financial institutions, and some of them have more flexible criteria than your bank. A no from your bank does not mean there is nothing available for you.
